2025 Property Assessments Are Rolling Out: Here's What You Need to Know

Property owners across Illinois – it’s that time again! The 2025 assessment cycle is in full swing and you have, or soon will have, received a notification from your township letting you know your property’s 2025 assessment value. Whether your property is up for reassessment, or you’re simply keeping an eye on your tax bill, now is the time to act!

At GCT, our mission is simple: make sure clients only pay their fair share of property taxes. Staying ahead of deadlines and understanding your appeal options is key to achieving that.

Cook County Appeal Process: Know your Options
In Cook County, properties are reassessed every three years. Additionally, property owners have three opportunities to appeal their assessed value: (1) Cook County Assessor, (2) Cook County Board of Review, and (3) Illinois Property Tax Appeal Board (PTAB) or Circuit Court. Please note: if you miss the deadline to file with the Board of Review, you lose the ability to appeal to the PTAB or Circuit Court, meaning no further options to reduce your property’s 2025 assessment.

If you own a property in Cicero, Oak Park, or Palos Township, the deadline to file a complaint with the Board of Review is August 19. Miss this and you won’t be able to challenge your 2025 assessment.

If you own a property in Barrington or Leyden Townships, your property is being reassessed this year. The deadline to file an appeal with the Cook County Assessor is August 15. If you don’t file by this deadline, you will still have a chance to file with the Board of Review later this year.

Other upcoming deadlines for Cook County properties not being reassessed:

  1. West Chicago Township – August 20
  2. Bremen Township – August 21
  3. Lemont Township – September 2
  4. Calumet Township – September 11
  5. Hyde Park Township – September 16

Collar Counties: Third Year of the Quadrennial
For properties in the collar counties, 2025 marks the third year of the quadrennial cycle so your property not being reassessed and the assessed value should only increase by the statewide equalization factor. For collar counties, property owners can only appeal before the county’s Board of Review and PTAB. Just like in Cook County, missing the Board of Review deadlines means you cannot appeal to PTAB.

  2. Kane County/Aurora Township – August 22
  3. Lake County/Fremont Township – August 25
  4. Sangamon County/Capital Township – August 29
  5. Champaign County – September 1
  6. Lake County/ Wauconda & Waukegan Townships – September 2
  7. Lake County/Benton & Vernon Townships – September 8
  8. Kane County/Elgin Township – September 8
  9. Will County – September 8
  10. Lake County/Grant, Moraine, and Newport Townships – September 15
  11. Lake County/Ela Township – September 22
